Terms and Conditions of the Booking Engine
1. Scope of Service

This website (hereinafter, the “Portal”) allows users to search, view, and book apartments for short-term stays.

The service is provided by Idyllia by Spartacus, with registered office at Viale delle Milizie 76, 00192 Rome, Italy, VAT No. IT11346401000.

2. Definitions

User/Guest: any person making a booking and/or staying at the Property

Property: apartment or accommodation available for booking

Booking: confirmed reservation made through the Portal

Manager: owner or operator of the Property

3. Booking Process

Bookings can be made exclusively through the Portal.

The User represents and warrants that:

all information provided is true, accurate, and complete

they are at least 18 years old and legally capable of entering into binding agreements

A booking is considered confirmed only upon receipt of a confirmation email.

The Manager reserves the right to refuse or cancel bookings in case of:

incomplete or inaccurate information

suspected fraudulent activity

4. Prices and Payments

All prices are expressed in Euro (€) and include VAT unless otherwise stated.

Accepted payment methods may include:

credit/debit card

bank transfer

other methods available on the Portal

Tourist Tax

The tourist tax required by the Comune di Roma is not included in the booking price unless explicitly stated.

Current amount:

€6.00 per person per night

The tax must be paid:

upon arrival, or

before arrival via electronic payment methods

Failure to pay may result in denial of access to the Property.

5. Cancellation Policy

Cancellation terms vary depending on the selected rate and are displayed at the time of booking.

Possible conditions include:

free cancellation within a specified period

partial or full penalty

no-show with full charge

6. Non-Refundable Rates and Security Deposit
Payment

For non-refundable rates:

full payment is required at the time of booking

the amount is non-refundable under any circumstances, including cancellation, no-show, or early departure

Security Deposit

A security deposit of €500.00 is required:

via credit card pre-authorization, or

via alternative deposit method indicated by the Manager

Refund of Deposit

The deposit will be released or refunded only if no damages, missing items, or violations of the terms occur.

Authorization to Charge

By accepting these Terms, the User expressly authorizes the Manager to charge the provided credit card for:

damages to the Property or furnishings

missing items

extraordinary cleaning

violations of house rules

any unpaid costs

Charges may be applied after check-out.

Excess Damages

If damages exceed the deposit amount, the User remains liable for the difference.

7. Check-in and Check-out

Check-in and check-out times are binding unless otherwise agreed.

Failure to comply may result in additional charges.

8. Guest Identification (Art. 109 TULPS)

Pursuant to Article 109 of the Testo Unico delle Leggi di Pubblica Sicurezza, all guests must be identified.

Requirements:

online check-in prior to arrival

valid ID upon arrival (ID card, passport, or driver’s license)

This obligation also applies to minors.

Failure to comply may result in:

denial of access

cancellation without refund

Guest data will be transmitted to the competent authorities as required by law.

9. Guest Obligations

The User agrees to:

use the Property with due care

comply with condominium regulations

respect the maximum occupancy limit

It is strictly forbidden to:

sublet the Property

use the Property for unlawful purposes

10. House Rules and Conduct
No Parties or Events

Parties, events, or unauthorized gatherings are strictly prohibited.

Noise Policy

Guests must respect quiet hours:

10:00 PM – 8:00 AM

Violations

In case of violation:

minimum penalty of €300.00

possible immediate termination of the stay

retention of the security deposit

11. Maximum Occupancy

Exceeding the number of guests declared in the booking is strictly prohibited.

Violations may result in:

additional charges per extra guest

termination of the booking

12. Liability

The Portal acts as an intermediary between User and Manager.

It shall not be held liable for:

service disruptions attributable to the Manager

inaccuracies or temporary unavailability

13. Force Majeure

The Manager shall not be held liable for events beyond their control, including but not limited to natural disasters, technical failures, or government actions.

14. Changes and Cancellations by the Manager

The Manager reserves the right to modify or cancel bookings due to force majeure.

In such cases, the User will be offered:

an equivalent alternative, or

a full refund

15. Data Protection

Personal data is processed in accordance with the Regolamento Generale sulla Protezione dei Dati (GDPR).

16. Governing Law and Jurisdiction

These Terms are governed by Italian law.

Any disputes shall fall under the jurisdiction of the court where the service provider is registered.

17. Amendments

The Manager reserves the right to amend these Terms at any time.

Changes shall be effective upon publication on the Portal.
